Overview of Vienna’s Districts

The large districts beyond the Danube River traditionally play a less important role in the investment property mar- ket. Activity in the Donaustadt reflected the normal modest level, while Floridsdorf was a positive surprise with a number of transactions that were unusually high for the area.

In addition, the modernisation and improved schedule on the rapid transit home line will strengthen connections to the city centre. The rapid transit railway plays a more important role for Floridsdorf than the andergroand. The classical stock of investment proper- ties in the Donaustadt is very clear: Buyers’ interest is focused primarily on developers who purchase properties for, or near, new construction projects. Only three sales took place in 2025, and the volume of roughly four million Euros is not unusual for this district with the most extensive new construction investments in housing. The completion of the Stadtstrasse and possible realisation of the Lobau tunnel will open opportunities for the small stock of investment properties near the Wagramer Strasse and Kagraner Square. An invest- ment property boom is, however, not to be expected but promising, smaller scale investments are entirely possible.

In these two districts east of the Danube River, the massive demand overhang on the housing market is driving rents sharply upward, while investment property prices remain at a moderate level. That sets the stage for above-average rental yields and, together with the opportunities for value appreciation created by population growth and the related infrastructure measures, make this part of the city attractive for investors. Floridsdorf recorded the best value in years with 14 sales. The transactions were all in the lower price category up to 2.5 million Euros and the total volume remained at the lower end of the district ranking at 17 million Euros, but this still points to a lively market. The investment properties traded in 2025 and 2026 are all foand near the district centre “Am Spitz”, where most of the older buildings are located. This interest is a result of entry prices for complete properties that are generally favourable in comparison to the rest of Vienna, combined with rising rents and selling prices.

Kaisermühlen offers a unique quality of life through its proximity to the UN City, Danube City and Alte Donau recreational area. Square metre prices have since come close to 7,000 Euros, even offside the new luxury buildings. For the few available investment properties, this creates unusually high yield opportunities through the sale of condominiums since the micro location combines urbane living with maximum recreational value.
