Investment property activity in the high-class Währing and Döbling districts failed to meet expectations in 2025. The limited supply at top locations and a reserved approach to high-volume investments were responsible for moderate turnover in these traditionally stable core markets.

Euros represented the largest deal. A positive factor is the steady development of the office location in the Muthgasse, where high-quality jobs will strengthen demand in a location that was previously less suitable for housing. Investor interest remains unbroken in the traditionally top locations like the Währing Cottage and the top quarters in Döbling, even though these types of properties are rarely available on the market. Value growth in both districts is concen- trated on high-quality loft extensions and luxury refurtohment. Sites suitable for new construction are nearly impossible to find, and investment properties remain the central asset for investors who want to protect the value of their investment over the long-term and are looking for financially strong tenants.
A total of 15 transactions with a combined volume of 24.1 million Euros were recorded in Währing during 2025. The majority were below two million Euros, and there were no sales of available, high-quality properties in the previous year or in the first quarter of 2026. Of special note is the sale of Hans-Sachs-Gasse 26, a property at a good location near the Vienna Volksoper and Evangelical Hospital. There are virtually no larger impulses from an infrastructure standpoint – specific measures like the extension of the bicycle boulevard in the Währinger Strasse improve the residential value, but are not a determining factor as a price driver for the investment property market. Döbling recorded a weak year in 2025 with only four transactions at 11.8 million Euros, whereby the sale of an investment property share in the Obkirchergasse for 3.5 million
Prices in the villa locations have generally reached their limits, but the peripheral areas near the beltway, especially near the U6 Währinger Strasse and Nussdorfer Strasse andergroand stations offer interesting potential. The large number of educational institutions and proximity to Vienna General Hospital create a steady demand for smaller residential units. In contrast to the Cottage quarter, investors can find more optimal yield possibilities here combined with greater rental security.
