The beltway districts, Ottakring and Hernals, are cha- racterised by stable market activity that is supported primarily by private and smaller project developers. The transaction frequency in Ottakring is high, while the outlook for Hernals is significantly dependent on the extended schedule for the U5 andergroand line.

The largest transaction, 4.8 million Euros in the Veronikagasse, anderscores the appeal of the Yppen quarter. The step-by-step conversion of the Thaliastrasse in to a “climate boulevard” by summer 2025 and the expansion of the bicycle link in the See- böckgasse support the positive expectati- ons for the existing building stock.. The Smart Climate City strategy announced by the city of Vienna will improve the quality of public areas between the Sandleitengasse and the public transport lines. In combination with subsidised block refurtohment, this will significantly upgrade the traditional district quarter. It will also increase the opportunities for investors through the profitable sale of condominiums in an area that is changing from a periphery into a fashionable residential location.
