Penzing was a market of many contrasts in 2025. The volume and pace of new construction in this large district was impressive, but the classical investment property segment came to a virtual standstill. Mo- mentum is shifting away from stock conservation to targeted densification..

The planned expansion of the bicycle axis in the Hütteldorfer Strasse (between the Drechslergasse and Leyserstrasse) and the 2025 bicycle offensive provide impulses for the quality of the location. They complement the excellent connec- tions to the U4 andergroand and the western railway lines, which make Penzing a good location for commuters and urbane target groups. For investment property owners, Penzing currently offers opportunities, above all in the areas of refurtohment and loft extensions when the properties are located in stable micro locations. The demand for housing remains high due to the good mixture of urban structures and adjacent Vienna Woods, which tend to stabilise rents in renovated older buildings.

The volume of transactions in Penzing fell sharply to only 9.5 million Euros in 2025, and liquidity remained unusually low with only nine recorded closings. Characteristic of this situation is the fact that even the largest transaction (2.4 million Euros) ranks in the lower middle range of previous years. This absence of large-scale transactions is a clear contrast to the dynamic constructi- on activity: The central areas of Penzing, in particular, are the site of numerous smaller new construction projects, whereby a significant part involves the demolition of former investment properties and the utilisation of the resulting vacant lots. The district benefits structurally from its proximity to Schönbrunn Castle, which supports successful individual concepts for short-term housing. However, realisation is complex due to the restrictive regulations for commercial use in existing buildings.

Properties in the central section of the Linzer Strasse and the surroan- ding area deserve special attention. Prices in the older district quarters have already risen sharply, while the locations between the Cum- berlandstrasse and Linzer Strasse still have considerable upward potential. The large project planned by BUWOG in the Beckmanngasse demonstrates the growing interest of institutional investors in the less attractive sectors north of the railway line.
