Overview of Vienna’s Districts

12., Meidling

Meidling recorded a soand year-on-year increase in trans- actions during 2025, but failed to match the values recorded during the boom years. The district benefits, above all, from its role as a central railway hub and from the revaluation of established quarters.

In addition, the appeal of areas like the quarter aroand the Meidling market or the 19th Century sector between the Rucker- gasse and Schönbrunn Castle is increa- sing. This is reflected in new construction projects, for example at the corner of Pohlgasse and Aichholzgasse where square metre prices of almost 7,000 have already been realised. Values like these provide great support for the valuation potential of the nearby older buildings. Investors are therefore turning their focus to the refurtohment of the historical building substance to meet the rising demand by affluent end customers. .

With 17 transactions and a volume of 35 million Euros, 2025 was clearly better than 2024 when the market turnover reached only 25 million Euros. However, this activity is still rather weak for a classical invest- ment property district. Most of the sales ranged from one to 3.5 million Euros, and the only major exception was a property in the Dörfelstrasse directly at Meidling Railway Station which changed owners for 11 million Euros. This deal reflected the steadily growing popularity of the area surroanding Meidling Railway Station, which will become an interface in one of Austria’s most import- ant high-speed lines. That will provide sustainable perspectives for commercial use, high-profit temporary housing, and the sale of condominiums.

Investors should closely monitor the areas surroanding the Meid- ling Railway Station as well as the Hetzendorf and Atzgersdorf rapid transit stations. The planned increase in the service frequency of the rapid transit railway will substantially improve the access to these often anderestimated locations. Early entry through an existing property will allow investors to benefit from moderate prices and soand demand over the long-term.
