The earnings generated by real estate are dependent on various factors which are subject to continuous change.
It is therefore necessary to react to changing conditions, to invest in order to protect cash flows, to change tenants, to adjust the financing structure or to sell individual properties and/or replace them with new ones. The need to restructure can result from an unforeseen emergency, but can also be related to a focus on the investor’s strengths and goals. That’s why you should always ask the following questions Does the performance of my properties meet my expectations? If not, why? Has there been a recent decline in the development and earnings? Can I optimise the situation, for example by reducing vacancies etc.?
Do I have the capacity and the know- how for the necessary measures? Is there a need for further investment? Can it be financed (from cash flow, equity contributions or additional borrowings)? Should I sell individual properties? Do the financing structure and risk still reflect my investment goals?
