Overview of Vienna’s Districts

18., Währing 19., Döbling

The market in the green Währing and Dö- bling districts has remained relatively stable in this generally difficult environment – also at locations that are by no means green. The positive image of the two districts has prov- en to be a stabilising factor.

Developments on the investment property market in Währing outpaced the other outlying western districts in 2024 and 2025. Transaction volumes and prices have recovered slightly from the lows in 2022 and 2023, even though turnover is still far below the previous highs. Square metre prices currently range from 2,500 to 3,000 Euros in development properties, while good locations can bring over 4,000 Euros after modernisation and optimisation. Yields are moving primarily within a corridor of 3.0 to 3.2 per cent. The largest transaction amounted to 6.1 million Euros and was located in the Kreuzgasse, and all sections of the district are well represented on the transaction lists. The neighbouring Döbling has seen similar development with comparable prices and slightly lower yields. However, turnover here is very low. A decline of more than half to 14.4 million Euros was recorded in 2025 (whereby 8.9 million Euros is attributable to a single property in the Krottenbachstrasse), and yields are slightly

lower than in the 18th District.

The high apartment prices make separation and sale attractive in both districts. Properties in Döbling are also in demand by foundations, which are less yield-oriented and have a greater focus on long-term value appreciation. This is even more true for smaller investment villas in top locations like the Cottage or Gersthof in the 18th District.

This section of the Währinger Strasse and side streets between the two district centres is establishing a fixed position as a popular residential area with a lively gastronomy scene, green areas like the Türkenschanz Park and Schubert Park within walking distance, and two tram lines with direct connections to the city centre. Based on the current price level for invest- ment properties, this opens above-average perspectives.
