Ottakring and Hernals are among the districts with the largest stock of investment properties. The recently very reserved interest should receive new impulses over the medium term – in Hernals through the U5 underground line and in Ottakring through measures to improve the quality of life (“Thaliastrasse climate boulevard”).

Transaction activity in these two outlying western districts has been low since 2023. The purchase prices in both districts are similar and range from 1,900 to 2,200 Euros for evolving projects up to 3,000 Euros for modernised investment proper- ties in good condition. Most sales reflect a yield of 3.5 to 4.0 per cent. The largest transaction in Ottakring since the beginning of 2024 involved the proper- ty at Neulerchenfelderstrasse 6 between the beltway and Brunnen Market for slightly over six million Euros. Six of the 12 transactions in Hernals were located at two main traffic axes, Hernalser Hauptstrasse und Jörgerstrasse, in the immediate vicinity of the future U5 underground stations at Elterleinplatz and Hernals. The dominance of this location is also an indication of the future potential. The U5 underground line will significantly improve connections between Hernals and the city centre and, especially for locations within walking distance of an
underground station, create an important upside potential for value appreciation. In Ottakring, where transport connections are much better due to the U3 underground line, further impulses can be expected from an improvement in the quality of life. Numerous greening projects and other measures to increase the attractiveness of public areas are currently in progress or in preparation, in particular the “Thaliastrasse climate boulevard”. EHL Top Tip: Wilhelminenberg The Wilhelminenberg is the green lung of the 16th District. Several successful new construction projects were recently completed near residential zones with single family homes and garden allotments. At locations west of the Maroltingergasse, upper segment prices can also be realised for condominiums in high-quality or mod- ernised properties and the spread between investment property and apartment prices is above-average.
