The high-priced green district Hietzing and the commercial Liesing have traditionally played a secondary role on the Vienna investment property market. However, the 13th District holds interest- ing opportunities for investors, above all at good locations.

The prevailing weakness on the transaction market in 2024 and 2025 also included a decline to an absolute minimum volume in Hietzing. Only three transactions with a total value of 8.2 million Euros were com- pleted during the previous year, whereby a single transaction in the Hietzinger Cottage made up more than half of the entire market activity at 5.2 million Euros. Purchase prices largely declined in line with market developments. On the strip along the Hietzinger Kai and in Speising, where most of the district’s investment properties are located, prices ranged from 2,500 to 3,000 Euros/sqm. Prices up to 5,000 Euros/sqm were also possible at the top locations in Althietzing, Cottage und Ober St. Veit, depending on the micro-lo- cation. Top initial yields ranged from 2.0 to 3.1 per cent. The long-lasting attractiveness of the dis- trict for apartment seekers is a source of sound opportunities. In the best locations, condominiums bring square metre prices of 8,000 to 10,000 Euros and attic floor

units substantially more in individual cases.

There were no transactions at all in the 23rd District during 2024 and only one to date in 2025. The price level can only be estimated at up to 2,800 Euros/sqm based on earlier transactions and comparable properties at similar locations. Many interesting opportunities can be found primarily in properties where demolition and new construction are possible. EHL Top Tip: : Investment villas at top Hietzing locations The best locations in Hietzing are charac- terised by investment villas with a minimum of six to eight units and attractive open spaces. These apartments are extremely popular and can bring substantially higher prices than apartments in larger invest- ment properties. The building structure is, as a rule, also high quality. For investors, modernisation, separation and sale is a very promising model – the greatest challenge here is not to close a profitable sale but to find a suitable property.
