The main characteristic of the Eighteenth District is its at- tractiveness as a residential location. Währing takes a clear lead in the Vienna rankings. This has a wide variety of reasons: alongside Hietzing and Döbling, Währing is one of Vienna’s traditional green districts offering plenty of open space for outdoor recreation. The many educational institutions contrib- ute to a family-friendly atmosphere, as do the excellent public transport connections to Vienna downtown. In a way, Währing offers the best of both worlds: in terms of population numbers, Währing is the smallest of all districts outside the Vienna Beltway, giving some parts of the district a remarkably peaceful and dignified living atmosphere. The Eighteenth District also has many city parks such as Türkenschanzpark, Pötzleinsdorfer Schlosspark, and Währinger Park, offering a wide variety of local recreation areas. The district’s residential locations also provide a blend of trend and tradition. The many single-family homes as well as large and small villas in the northern and western parts contrast with the Wilhelminian houses and closed building blocks around the Vienna Beltway at the centre of the district. Even so, anyone expecting prices to decrease closer to the Vienna Beltway will be in for a disappointment. The area around Kutschkermarkt including Kreuzgassenviertel and the area between Gentzgasse and Aumannplatz host a colourful blend of bars, popular bakeries, and boutiques – a real paradise for bohemians.
Public space in the district is also constantly evolving – the popular Kutschkermarkt as well as Gersthofer Platz may have undergone a makeover in recent years, but Währinger Straße between Gersthof and Aumannplatz also saw some upgrading in 2024. The new two- way cycle path and the roadway, now a one-way street heading into town, was opened to traffic at the end of 2024. Nineteen new trees were also planted; this improves not only the street’s appearance but also its microclimate. A new zoning and development plan has paved the way for future use and accessibility on the Semmelweis grounds. This historical park with its green area of around 4.7 hectares plays a major role in recreation for the entire district. Public access to the area is guaranteed. Home seekers will find a qualitatively excellent but quantitatively rather sparse range of offerings here in the Eighteenth District. Währing has little in the way of new construction activity, and the villas in the Cottageviertel, or „cottage quarter“, only rarely come onto the market; most of the development here consists of apartment building renovations and loft conversions wherever there is a garret to convert. There are smaller development projects, refurbishments, and attic conversions underway on Schopen- hauerstraße, Schulgasse, at Semperstraße 47, and on Thimiggasse. Somewhat larger residential projects are rather rare in Währing; one of them is The Temptation on Schumanngasse.
