The Fourteenth District benefits from a host of features as a residential area. On the one hand, excellent transport connec- tions such as the U4, S-Bahn regional railway services, local and long-distance trains, and a variety of bus and tram connections keep the district well-connected. On the other hand, spacious green and recreational areas such as the Vienna Woods, Stein- hofgründe, and Dehnepark are attractive spots to stop and relax. Penzing has come a long way in recent years. A number of major projects and district developments have been completed; infill development is ongoing or planned, especially along Linzer Straße and in the west of the district in Hadersdorf-Weidlingau on the border with Lower Austria. The great development potential has obviously attracted many property developers. Examples of smaller projects and some larger ones underway include those at Linzer Straße 346, Cumberlandstraße 49, and on Hütteldorfer Straße. The district is also growing outwards. Many smaller projects are emerging here such as WILLA on Knödel- hüttenstraße, Frida on Glossystraße, and Haus an der Vienna on Hauptstraße. These locations have a lot to offer due to their
proximity to the extensive green areas of the district, attracting a broad target group.

Penzing focuses on achieving climate goals with careful develop- ment. The area around the eastern part of Serravagasse is one such example – the historical buildings in Alt-Penzing give the urban area its unique charm. The City of Vienna is committed to giving these building suites the preservation and protection they deserve. However, this should not keep additional local properties from being developed on selected plots of land. The Kinkplatz area is undergoing a redesign with particular focus on preserving the diverse building structure, existing green spaces, and the characteristic cityscape. Effort is also being taken to pre- serve the tree population and create additional unsealed green areas throughout the district. This development has recently brought even more attention to the district. Heavy demand has led to a significant increase in prices for living space, especially in Alt-Penzing and Breitensee; this affects new and existing properties alike.
