Long residential streets, extensive green spaces, and a mixture of traditional and increasingly modern industrial businesses are the main features of Simmering. Even so, the Eleventh District has been undergoing a transition for several years, as many vacant areas have been attracting increasing numbers of private developers. This has led to several large new housing developments and trendy residential areas being developed in recent years. The residential market in the Eleventh District has enormous potential with current development hotspots including the area around Erdberg and Simmeringer Hauptstraße. Ambitious plans also exist for Kaiserebersdorf with a district development plan currently being worked out. There are also ongoing projects such as ina on Rosa-Jochmann-Ring, Im Biedermeierhof on Mautner-Markhof-Gasse, and Am Kanal 111 at Am Kanal 111, as the name suggests. Several new public housing projects are in plan- ning and development. Prices have mostly remained moderate despite the increasing demand for housing. The average cost of living in Simmering remains well below average, which does not always reflect the actual quality of the location.

There are also intriguing urban developments in the district; examples include the Heidemarie Lex-Nalis school campus at Rappachgasse 44, a modern educational centre for around 825 children that began taking in students in the 2023/24 school year. Urban planning in the Weichseltalweg timber-framed quarter is currently underway with a sustainable, climate-friend- ly district to emerge in the coming years with a large park and affordable housing. The western and southern gasometer aprons are also set for further development. Bricolage City promises to be a diverse and lively urban quarter for a harmonious blend of living and working. The project especially focuses on designing and upgrading public spaces to meet future requirements. The heart of the area, Zentralpark, aims at significantly improving quality of life with a new green space. Squares and streets throughout Vienna are being redesigned to replace the asphalt with liveability. Enkplatz will also shine in new splendour from the spring of 2025.
