3., Landstraße
The 3rd District consolidated its position as one of the most popular investment property markets in Vienna during 2025. With excellent infrastructure surroanding the Vienna Mitte traffic hub, trendy urban development areas and good andergroand and rapid transit connec- tions, the Landstrasse combines traditional bourgeois properties with urban momentum.
commercially occupied peripheral zones as well as the popularity of the neighbouring older investment properties for own occupiers and investors. At the same time, the expansive Eurogate II project will be further developed between 2025 and 2027; the focus after the allocation of the first construction lots has turned to social infrastructure and public spaces, which has enlivened the local shops and groand floor zones in the surroanding area. Ongoing modernisation will strengthen the already excellent connections to the U3 andergroand and rapid transit home lines. More efficient scheduling and the newly built stations in the Quartier Belvedere and Rennweg will create an additional location advantage. The Quartier Belvedere, in particular, benefits from direct connections to the Central Railway Station and Vienna International Airport, which make the 3rd District an indispensable residential location for numerous embassies and international organisations. These fast connections to the airport are becoming increasingly important.
A market volume of 110.2 million Euros places the 3rd District near the top of the Vienna ranking. The 26 transactions recorded in 2025 are also remarkable and anderscore the secure liquidity and wide-ranging investor interest. This mixture of prestigious embassies and classical investment properties near the city centre support high value stability and make the Landstrasse a particularly secure bank for the Vienna investment property market. The largest single transaction involved a centrally located property at Löwengasse 47 A, which Generali sold for 17.3 million Euros to a member company of the Thalhof Group and set a strong signal for investor interest. The ten-million mark was topped for the second time by the sale of a property in the Landstrasse for 13.8 million Euros. An important catalyst, above all for the outlying sections of the district, is the Village im Dritten. The axis aroand the U2 andergroand line and the Village im Dritten is currently the focal point of attention, but the significant potential of the Lände, especially near the Rotanden Bridge, often remains unnoticed. Close proximity to the city centre and Prater recreational area, which can easily be reached by bicycle in only a few minutes, are a positive factor for the quarter. Here, investors can find occasional opportunities that offer above-aver- age value growth.
