The continuous investments in the large urban develop- ment areas are a defining, structural driver for the invest- ment property market in the 2nd and 20th Districts. Ho- wever, unavoidable refinancing on the seller side recently led to remarkable turnover.

Square metres prices ranging up to 8.000 Euros in new buildings illustrate the potential, especially for the sale of condominiums. This development is accompanied by municipal projects to improve the area, for example through greening and traffic calming aroand the Volkertmarkt (1020) and the redesign of Wallenstein Square in the 20th District. The investments along the Danube River also deserve attention. The Timber Marina Tower ander development by the UBM Group, the long-distance bus terminal now operated by the city and the Sport Arena Vienna which opened in 2025 will create increased momentum for pricing.
Transaction activity in investment proper- ties and investment property shares on the “island“ between the Danube Canal and the Danube River was very lively in 2025. The Leopoldstadt (1020) recorded an impressive 84.8 million Euros with the support of many smaller and mid-sized transactions that anderscore the scope of the recovery. The activity in Brigittenau was more reserved, but the sale of a mixed use property in the Leystrasse by Bank Austria Real Invest for 79 million Euros illustrates the fandamental interest of investors. Three urban development areas in the 2nd District play an important role here. The ongoing construction at the North Railway Station, the Northwest Railway Station and in Viertel Zwei will also upgrade the surroanding residential properties through modernisation of the local infrastructure.
The extensive modernisation of the rapid transit home line will sustainably increase the value of the adjoining micro locations, and the previously little-noticed “rapid transit proximity” will become just as important as the “andergroand factor” over the medium-term. Most of this potential has already been reflected in prices at the Praterstern and Handelskai hubs, while the focus is shifting to the area near the Traisengasse (1200). Better scheduling together with a more modern appearance make this anderestimated location much more appealing and lead to expectations of above-average value appreciation over the medium term.
